What is a Light Refurbishment Bridging Loan?
A Light Refurbishment Loan is a mortgage provided to a borrower to help with minor improvements or redecoration of a property. The property must already be watertight and structurally sound, with all utilities (such as water, gas and electricity) connected. The work should be cosmetic only — for example, painting, new flooring or kitchen updates — and must not involve major structural changes. The property cannot be a brownfield or development site.
