When a landlord came to us needing funds to refresh her buy to let property, she wasn't looking for a complicated deal. She needed a straightforward loan, a clear decision, and a fast turnaround. That's exactly what we delivered.

Mercantile Trust arranged a £15,000 property improvement loan against her unencumbered buy-to-let property — mortgage-free and held outright — with funds released in just four days from application to completion.

The situation

The borrower owned a buy to let property free and clear. She wanted to carry out light refurbishment and redecoration works. Nothing structural, just the kind of refresh that keeps a rental property competitive, appealing to tenants and well-maintained for the long term.

Her requirement was modest: £15,000 net. But what mattered most to her was speed and certainty. She didn't want delays, unnecessary paperwork, or a drawn-out process. She needed to know quickly whether the funding was available, and if so, when it would land.

How we approached it

This wasn't a case that needed to be complicated. The property was unencumbered, which meant we could take a clean first charge with no prior lender to co-ordinate with. We assessed the case using rental income and an automated valuation model (AVM), a fast, reliable approach for straightforward buy-to-let security where the numbers stack up clearly.

Our underwriters reviewed the application on its merits. The rental profile was suitable, the security was clean, and the loan-to-value was well within appetite. There was no reason to slow it down, so we didn't.

The outcome

The case was received on 29 May 2026. Four days later, the £15,000 was in the borrower's account. She could get on with the works straight away — no holding pattern, no frustration, no lost time on the tools.

Why we're sharing this case

Not every property finance requirement involves a complex deal or a large loan. In fact, some of the most straightforward cases are the ones where a landlord simply needs access to capital quickly, against a property they already own outright; to maintain or improve an asset they've spent years building.

This case is a good example of what's possible when the fundamentals are right. An unencumbered buy-to-let property, a clear purpose, a borrower who knew what she needed, and a lender willing to make a sensible decision without unnecessary process.
